Why National Averages Don't Apply Here
The national average for a kitchen remodel is around $80K according to Remodeling Magazine. In Cuyahoga County East Side, that number is directionally correct for a mid-range Replace, but the inputs are very different — our labor market, our housing stock, and our material suppliers all affect the final number. We price from our own completed jobs.
Refresh vs. Replace vs. Reimagine — What Each Actually Costs
A Refresh (same layout, new surfaces) runs $18–$36K. A Replace (same layout, all-new cabinets and counters) runs $38–$70K. A Reimagine (walls move, layout changes) starts at $74K and goes well past $150K for complex structural work. The scope category is the biggest budget variable — bigger than finish tier.
The Hidden Costs in Cleveland's Older Housing Stock
Homes built before 1960 routinely have knob-and-tube wiring, galvanized supply lines, and asbestos-containing floor tiles under the vinyl. We find these in a significant percentage of our Greater Cleveland projects. The cost to address them ranges from $2,000 (re-run a circuit) to $18,000 (full kitchen electrical update). We scope for them in the estimate so they're not surprises.
Permit Costs and Timelines in Cuyahoga County
Cuyahoga County building permits for a kitchen remodel typically run $400–$1,200 depending on the municipality and scope. Reimagine projects involving structural work (beam additions, load-bearing wall removal) require a structural engineer's stamp — usually another $1,500–$2,500. We file permits as a matter of course; we never encourage homeowners to skip them.
